West Jackson could get a new senior living community. The Jackson County Board of Commissioners approved the 175-acre community across from Traditions on Hwy. 124 at its Monday meeting.
The property will be split between residential (169 acres) and commercial out parcels. Design for the active adult community shows residences along with open space and amenities (lake, walking trails and an amenity area).
JCDB Properties, plans to develop the residences, along with complementing businesses (medical offices, banks, etc.). These businesses are intended to serve the senior community and access to those businesses will be inside the residential community. Adam Cassidy, legal counsel that spoke for the application, said this will cut back on traffic concerns.
The development would likely require other traffic changes on Hwy. 124, according to the Georgia Department of Transportation. The stoplight would have to be re-worked at the intersection of Gum Springs Church Road to accommodate a new leg on the highway. GDOT is also recommending a roundabout at the entrance of Traditions.
A Traditions resident, Steve Murrell, said he hopes a traffic light will be considered at the site as a substitute to the roundabout. He said it is a safety concern, especially with older drivers who may be hesitant of using a roundabout.
Cassidy assured the group that traffic improvements must be made at the site before the community is open. He also spoke about the benefits of a senior community, which adds to the tax base (an estimated $2 million a year), without draining resources from local schools.
Moving to Jackson County, expected average price of the homes will be $250,000.
